The first thirty days that your home is offered for sale are the most important to you in terms of realizing a reasonably fast sale at a good market price.

 

There are a number of things that you can do to insure that prospective buyers will be favorably impressed with your home. Here's an easy-to-follow checklist of time-proven tips on how to get your home ready for sale.

 


EXTERIOR


HINTS ON SHOWING YOUR HOME

q       Yard is kept mowed and edged.

q       When possible arrange for you and your family to be away from home during showing. Prospects will feel less like an intruder if the home is vacated and will take more time to thoroughly inspect your home.

q       Eliminate any distractions for the prospect by making sure that radio and television sets are turned off.

q       If you have pets, be sure they are kept out of the way, out of the house if possible.

q       Whether your home is being shown in the daytime or at night, always leave enough lighting on, both inside and out, to brighten every corner of your home.

q       If it is necessary for you to be at home during a showing, we suggest that you allow the agent to direct the prospective buyer through the home. Your agent is thoroughly familiar with the prospect’s needs and can be emphasize the features of your home. If the prospect has any questions about your home, they will be discussed with you at the proper time. It is always best for you not to discuss with any prospect the areas of price, terms, possession or other factors related to the sale of your home. Your agent is in a better position to handle these matters.

IF YOU VACATE YOUR HOME BEFORE IT IS SOLD

q       Make arrangements for property to be maintained, the grass cut & edged.

q       Contact your insurance co., advise them you are vacating, and continue coverage.

q       Leave utilities on, set heat/cool at comfortable levels.

q       Advise agent where to contact you

 

q       All refuse is collected and hauled away.

q       Flower beds are cultivated.

q       Exterior paint is in good condition.

q       Exterior walls are in good condition with any damaged wall boards replaced and bricks and mortar replaced as required.

q       Roof is in good condition and repaired if necessary.

q       Screens and screen doors are in good condition.

q       Fresh paint on the front door if needed.

q       All exterior lighting is in working order.

INTERIOR

q       Walls are clean and unmarked.

q       Windows are clean inside and out.

q       All plumbing is in good order; repair leaky faucets and remove stains and mildew from sinks and tubs.

q       Remove unneeded materials from attic, basement, garage, and other storage areas.

q       Kitchen is sparkling clean, countertops are uncluttered, and all dishes are placed in cabinets.

q       Every room is neatly arranged to display maximum floor space.

q       Closets are neatly arranged and unneeded materials are removed.

q       All lighting fixtures and lamps have bulbs and are in working order.

q       Minor redecorating is recommended if needed, such as painting, rug shampooing, etc.
